A rear dormer builds straight out from the rear slope, creating a large, almost vertical section that maximises the usable floor area.

A hip-to-gable rear dormer loft conversion is designed for homes with a hipped roof (side sloping) typically semi-detached, end-terrace, or detached properties. This type of conversion extends both the side roof and the rear roof, creating a much larger, more practical loft space.
First, the sloping hip end of the roof is built up vertically to form a new gable wall. This immediately increases the internal width and height of the loft. Then, a rear dormer is added to maximise floor area, ceiling height, and natural light. The result is one of the largest and most transformative loft conversion styles available.

1. Initial Visit
We begin with a visit at a time that suits you. This is our chance to understand your home, discuss your ideas, and explore which loft conversion options will work best for your property.
2. Plans & Drawings
If you don’t already have architectural plans, our trusted architect will create detailed drawings tailored to your home and chosen conversion style. These plans form the foundation of the project and ensure everything is designed with both practicality and aesthetics in mind.
3. Submitting to the Local Council
Once the drawings are finalised, they’re submitted to your local council. Most loft conversions fall under permitted development, which simplifies this stage, but we always ensure everything is compliant and correctly approved.
4. The Build Begins
Construction starts with minimal disruption to your daily life. Much of the initial work takes place within the loft space itself, keeping the rest of your home as untouched and comfortable as possible.
5. A Well-Coordinated Schedule
From joiners to electricians, plumbers to plasterers, each trade arrives at the perfect time to keep the project flowing smoothly. Good organisation is at the heart of what we do.
6. Staircase Installation

7. Plastering & Second Fix
We then move into the finishing stages, including plastering, second-fix carpentry, electrics, plumbing, and all the fine details that bring the room to life.
8. Building Control Visits
Throughout the build, independent Building Control officers make scheduled inspections to ensure everything meets the required standards. This gives you complete peace of mind that your new space is built properly and safely.
